The hearing was called to order at 8:03 .m.

Applicants seek two findings and two special permits relative to proposed habitable space expansion to a home on a nonconforming lot.  Property is located at 10 Borderland Rd. and is situated in the Rural 2 Zoning District.

 

The Board reviewed new plans provided by the Applicant.

 

The Board read Joe Kent’s letter stating he has reviewed the plans and is satisfied with the changes.

 

The existing living space is 1749 sq. ft. and proposed living space is 224 sq. ft.

Applicant seeks a special permit modification to allow a habitable space expansion into the lower level of property within Mac Farms Subdivision.  Property is located 20 Orchard Hill and is situated in the Suburban 2 Zoning District within Mac Farms Subdivision.

Applicant provided the Board with new plans showing the removal of the wall from the service room and the window in the hobby room.

 

The proposed living space is 780 sq.ft.

 

The Board wants to discuss the value of a special permit.

#1576              Kapur, Ravi and Terri                     2 Chase Drive

Applicants seek two findings and two special permits relative to proposed habitable space expansion into the existing garage area of a structure on a nonconforming lot.  Property is located at 2 Chase Dr. and is situated in the Rural 1 Zone within the Groundwater Protection District.

Board of Health letter dated 3/26/07 read.  No objections.

 

Conservation Commission letter dated 3/27/07 read.

 

Applicant describes plans to turn the existing one car garage on the left side an turn it into family/entertainment room.  They plan to raise the floor to meet the existing floor.  Where the garage door is they plan to put a front door.

 

The Board questioned if this was going to be an in-law suite.  Applicant stated it is going to be an In-law suite.  The Board informed the Applicant that there needs to be a common entry way.  There shall be no external door/slider.

 

The Board request new plans and plot plan.

 

The Board would like a copy of buildings permit of the previous owner.

Applicant seeks a variance from the principal means of lot access requirement defined in Section2412 of the Sharon Zoning Bylaw.  Property is located at 66 Morse St. and is situated in the Rural 2 Zone within the Surface Water District.

Timothy Trekovino, Morse St., abutter and fully supports the secondary access.

 

Mrs. Trout, 30 Morse St. supports the project.

 

Alan Sax, Morse St. abutter supports the secondary access.

 

Brenda Kelly gave a brief history of the property.  Stating that the property was purchased Nov. 78.  Lot 60 Morse St has 6.8 acres and 66 Morse St has 1.3 acres.  A few years they went to divide the property they found that there 2 lots became 1 lot legally by the Town.

 

Alan Watchin is the abutter to the secondary access.  Would like make sure there will be a buffers zone.

 

Brian Zolof, Nephew and Brenda Kelly, Applicant describes plans to add a secondary access to the subdivided lot between 60 and 66 Morse St.

 

Ed Welch, 281 Mountain St. concern is that the wet lands will not be disturbed.
